I have owned a duplex for ten years. For the first time ever I have not so good tenants on both sides. It has been draining beyond anything I was ready for. They are planning to both be gone by the end of the year. I'm considering selling the property and trying to get two multifamily houses closer to where I live now. I'm not sure if this is a good idea. The equity is minimum

 before I this mess I was looking for a second property.
