  Wife is retiring as a school teacher in May so we are looking for a few rentals to have projects to work on and make some income.  Dave Ramsey fan for several years and debt free.  Looking to use some of our leverage.

@Don Powell Hi Don,  Welcome to the club, I am a Dave Ramsey fan and a St. Louis investor.  Your Ramsey life style may have earned a terrific credit score and good spending habits, but it is time to learn about the power of leverage.  By leveraging your money, you will be able to buy a $100,000 property for $25,000 of your own money and using a lender to fund the rest.  Dave frowns upon debt. Please learn the difference between good debt and bad debt.  Don't be afraid of good debt and you will go far.

Are you pre-qualified for a loan?  Be ready to buy that first property.
