Hi all, I'm in Dayton, OH and am brand new to the real estate investing scene. I've got a background in IT, but have always loved real estate. I've always dreamed of flipping houses, but have settled for renovating the last 2 places my family and I have lived. I would still love to do a flip, but I think buy and hold rentals is what I want to focus on. I'm starting from scratch and am really looking forward to learning as much as I can through this awesome community. Thanks!

@Brett Anderson welcome to BP. Ohio is an excellent place to pick up an affordable and profitable rental property. I might suggest starting with a buy and hold investment strategy first and then going for a flip. Though, there is no right or wrong way to get started in real estate; just get in. I bought my first buy and hold deal this year and had a lot of fun doing it. You also get away with not spending as much on materials on a rental and you don't freak out if the property isn't absolutely perfect in your opinion. A renter will be ecstatic with someone who tried their best to provide them with a quality product, despite the paint job not being perfect or a crooked tile or two in the bathroom. :) Good luck!
