I live in Bismarck & Its a great community and I think excellent for rental properties (I have multiple rentals here). If you need a lil help/advice on some go to's for repairs maintenance etc. feel free to reach out to me.

That seems really odd to me that the value hasn’t increased much from 2014. I started investing in multi family here in Bismarck back in 2017. Every property I own here in Bismarck has increased in value significantly.

4plex 2018-$235k purch price 2022 appraisal -$330k.  
3plex  2019 $170k purch price 2022 appraisal $285k

12plex 2020 $617k purch price 2022 appraisal $860k

I have done value add to all of these properties which does help, but there’s also been a significant rising tide in Bismarck that should have lifted “your boat” as well.

Getting into an owner occupied rental is a great way to get started down the investment property road. Find a decent duplex and rehab the side you live in, make it pretty, then when the other tenant moves out, wash rinse repeat. There are opportunities like this available in Bismarck if you’re willing to put in the work. If ya have any questions, feel free to reach out!
