New investor needing advice

Hello, I'm a 24 year old that's just started investing. I come from an area where there's not a whole lot of investors to reach out to for advice. I'm currently in a situation where I've done a couple deals owner finance but my pool of money is running dry. Really could use some advice on some questions I have.

Hey, I'm a new investor, too. You can always double leverage/get a money partner for your down payments. What Qs do you have?
