Hello from Gainesville

Hey everyone,
I'm 24 just graduated college and am pretty new to REI and found this site on a random search. I've read a ton of threads and already learned a lot. I got lucky and bought a condo in Orlando a couple of years ago and am about to sell it now. I really like real estate investing and would like to re-invest my profit and equity from the sale into multiple properties in Gainesville.

My question is, what kind of properties should I be looking in to? I would like to keep accumulating properties and re-investing cashflow into buying new ones. I'll have 80k ish and my parents said they would co-sign at least one for me for better interest rates. Should I start with a duplex and live there? Single family homes? condos? Thanks for any advice and this site is great, I've been checking every day for new posts.
