Mike is saying he tells them they wont be able to rent from him. You said that you take the application fee when you know there isn't any chance of renting to them and that it's a great way to profit.

This seems pretty unethical.

Did the management company say they had to have the lease signed 2-3 days before move in or that you couldn't see the lease until 2-3 days before?

It doesn't seem like they are asking a lot by wanting you do put down the deposit to lock up the house. They also probably use the same lease for all their properties so just ask to see a copy of it before you put down the deposit if you are concerned.

I have been increasing the number of units I have lately. In the past I assumed that it wasn't worth it to go after a debt after eviction because of the very slim chance I actually collect anything.

I had not considered that there would be services that would only charge a % of the recovered amount.

When you say tack on their "fee" do you mean that they charge up front and take a % of the recovered amount?

If there really is a reliable service that only charges based on collecting it seems like there isn't a downside to using them.

I'll give it one more shot. Has anyone tried this service or anything similar and have an opinion on it?

That's not the problem.

The issue is that the tenant (who in some cases pays $0 out of pocket rent) have absolutely no liability when they trash the place.

In other words, it must be mint for move-in but there are no requirements that they take care of the unit.

If you want to take on section 8 occupants, just make sure that you qualify the tenants.

3 words: screen, screen, screen.

I thought section 8 tenants could lose their assistance if they trash a place. If that's the case they have massive incentive not to.

Does anyone use any rent recovery service like the one advertised on the site?

Any opinions on if they are a good idea?

I would think that if anything it would increase rents. There's probably the same number of people living in doors and if there's more demand for rentals and less supply because of forclosures that should make rents go up.

No one? Does anyone have any opinon of rent recovery in general? Would you ever send an amount of rent due to a collection agency? Does anyone have any experiences with any of them?
