In regards to the Riviera Beach area, I have to say yes AND no. I have seen many 'false starts' starts. Lots in the planning stage but not much has come through. Values have increased along with the rest of the rise here in South Florida though.

CBS all the way. For too many reasons to list. Just go CBS and rest easy.

In regards to the seasonal renting, it all depends on your plans for the property on the off season and your ability to effectively turn is rapidly for the shorter stays.

Westlake is currently being built. They have model homes up. I don't think that the building projections are anywhere near 500,000 though.
