Hello, everyone! My name is Derick Strickland. I'm a 23 year old State Farm agent from Houston, Texas. I've been watching the bigger pockets podcasts and videos and reading books regarding real estate for about a year now and I want to start investing.

@Nick S. the major issues that drive premiums higher ware the perils you mention above, Flood and Wind Storm coverage. 

The 1 bit of advice I can give you is do not assume you can get the insurance premiums the seller has.  Get approved quotes on the property before purchasing. 

Flood rates have been increasing over the last 2 years and will continue to do so until FEMA no longer needs to be subsidized by other tax $.
