I got 2 out of 3 with one wanting to pay $200 less, I suggested he could work off that much as trade as he's a handyman of sorts. So not bad I guess but really next month will tell the tale.

@Tabitha Wheeler I tried to paint my countertops with a Porter product called Breakthrough. It worked great for the cabinets but isnt holding up well after a couple months on the counters. It gets scratched up but worse it's just hard to clean the grease off. It's become sticky. So I went to home depot and bought black granite tile on sale for $3/sq ft. I also bought a $100 wet tile saw and some diamond abrasive pads to polish the edges. All in for about $400 should look great when I'm done and last for a while.

@Ashley Wolfe we rented out a 25 foot 1972 Avion (like an an airstream) for about $50 a night until the city shut us down. Make sure zoning allows for that type of str before you make any investment. We still kept it for our personal use so no loss to us but buyer beware

@Jonathan Jaffe I have a ryobi with Honda motor. It is great and I use it all the time, well worth owning.

@Sara Taslitt one tenant mails a check, one uses zelle and one uses Facebook messenger to pay. I used cozy for a while but got sick of waiting up to a week at times.

Hi BPers, here is my situation hopefully you can give me some guidance. I own a 3/1 sfr that I bought in 2015 for 112k (owe 100k) and lived in for two years then rented out for the last year. The tenant is moving out so I thought it might be a good time to test the waters for selling. I listed it fsbo at 194,900 and got 2 offers for 190k with me paying closing costs around 4k ( and also buyers agent for 3% about $5700) so each deal would get about 80k profit. The house is in a nice B neighborhood and clears about $680 a month as a rental and is in pretty good shape for a 1948, I just redid the roof and we made some improvements when we bought it. I will still own the two houses adjacent and now I live out of state (about 8 hours drive)

Hopefully that's enough info to get some BP counseling, I'm at a crossroads.

@Dallas Kidd I bought a house to use as a short term vacation rental only to find out city has a 90 day minimum. Ugh. Luckily it doesn't cost much to keep.
