Hi! I've been reading the Financial Independence Subreddit for a couple months now and they keep talking about Bigger Pockets! I thought I'd come check it out.

I'm a 27 (nearly 28) year old software developer. My wife is a Real Estate Agent. She has been KILLING it this year. We decided that we should finally do what we've talked about all these years (married nearly 6 years) and buy an investment property. We're really interested in flipping, but because we're thinking long term and don't quite have the start-up capitol to flip we're buying a rental property. We actually close on that the 21st of this month!

I am really interested in what I can learn here to make sure that we maximize our profits going forward and avoid any pitfalls we may not have thought of.

Welcome Aaron!

I would listen to the past podcasts that has really helped me find more creative ways to find the capitol for my investing. I would also recommend that you and your wife sit down and decide what percentage of returns you need to make it worth your while for flips or rentals. Utah is a sellers market right now I have been reading the RE market reports here in UT and on average the market inflated by about 12% which is making flips a little more difficult, NOT IMPOSSIBLE just difficult. Hope this helps.
