OK BP Team I need some insight. I have a seller that wants to sell his 2.4 acres of land on a note, Great right??? 

A few negatives

-The 2.4 acres is land locked, it is sandwiched between two different sub-divisions with existing homes.

-When I look up the land on the county website the land has the same tax ID as the sellers house, the seller wants to stay in his home and he still has a mortgage.

So why would I want to by this land?? My house is on the boarder of the property, and some of neighbors have expressed interest in purchasing part of the land directly behind their home if I can do all the paperwork.

Is that the best use for the land? Is there another good use of the land that I'm not seeing??

What is the process or best way to separate the land from the sellers home without impacting his current mortgage?? My plan is to have the entire process worked out, so all the seller has to do is sign on the dotted line. I'm just having trouble getting the information to get the process started.

Hey all my BP Peeps in Austin!

I am interested in learning more about the Austin market and I will be there for the next few day! Anyone interested in a meet up?? I will be staying around the Round Rock area but will I'm happy to drive anywhere in the Austin area. I thought it might be fun to go to Top Golf or a great restaurant and chat about Austin Real Estate.

Congrats @Matthew Krieg! Super excited for you! When do you close and are you going to house hack it?

That list looks great so far! A few things that have helped me:

-Make online payments mandatory, there are plenty or services out there to help automate rent payments.

-Schedule quarterly a walk-throughs \ maintenance checks within a month of having a lease signed. Doing this shows the tenant you care about the property and helps you manage your schedule while showing the tenant you respect theirs. (Make sure to setup reminders) I have heard of some landlords that take a video before tenants move in and also when they do walk-throughs. I personally don't but like the idea. 

-Create checklists for move in\out, walk-throughs, and quarterly maintenance.

-Establish criteria that a tenant needs to meet to qualify for your rental, must have a job, minimum credit score, net monthly income 3X the rent and document it.

Hey Dylan,

Have a realtor get you setup on daily email. Just give them your price range, city, bedroom \ bathroom specs and emails with the new listings or price reduced will be sent to you auto-magically :-) If you need a recommendation, @Amy Kendall is great! 

Are you looking to stay in the Kaysville area or just Davis county in general?

@Shaun Walker, You will love Davis county!!! Really anything east of Harrison is a really good place live. Doing a house hack would be fine if you don't have any kids just because the schools are a little lacking. I really like Ogden, I agree with @William Hochstedler that the city had too many slum-lords and now the city is fighting its way back.
