Transitioning to commercial

My name is Jack and I've been at this for almost 2 years now. We've got 8 SFR in western WA and are now looking at property on the east side of the state. As we approach our 10 house mortgage limit we are looking to formalize a bit and move into commercial investing. This is going to mean setting up an LLC, securing commercial credit, and finding multifamily deals that make sense.
