New to REI
Hi! I'm a new investor. I live in the DC area and am just getting started. I expect to make a first investment sometime next year, after I spend a little more time reading & learning. Things I'm interested in right now include low/no money down opportunities and investing outside my current geographic area.

Welcome to BP @Eric R.. Low and no money deals can be done but they are not as common as gurus would make you think. They can also be tough for a new investor to pull off.
I am a big believer in investing near where you live. The cost and risk is lower. There are certainly markets that are within 1 - 1 1/2 hrs of DC that are much more affordable. Baltimore and PG county are not that far.
