I would love to hear any ideas for getting started. I am interested in all sorts of investing but commercial interests me the most. I currently have no investment capital or experience but I plan on diving in anyway possible!!

Welcome. Get involved in a local club and read on here as much as you can. Read as many books as you can (get them off e-bay). Don't get sucked into any guru type mentoring program. Drive around and get to know what stuff is worth and when you find a deal DO IT.
