I am an electrician in MN and I think that price is fairly reasonable especially if they gfi protect the units and do code updates.
Also 200amp panel for an individual apartment is way overkill 100 amp is perfect.
Consider in the price that they have to add permit fees and material is very expensive plus labor. This is not a one man job.

We are fairly new to wholesaling & am wondering about writing up a P.A. For the Inspection Contingency are sellers usually alright with 30 - 45 days to wait to have the contingency removed. That would be my timeframe for finding a buyer to assign it to.
Also where would I find an Assignment Agreement Form or do I even need to have one? Can I just write it up as me as the buyer & or assigns?

Any help on this would be greatly appreciated!

Tod,
You set up a trust to put rental income into and pay the mortgage directly from the trust. so you completely run and maintain the property without including the seller in any of the property operations. I hope this helps.

19 is not to young to be taken seriously if you believe in yourself people will respect you and take you seriously!!

Good luck with wholesaling never give up and always believe you can do it and you will.

I have recently started wholesaling myself and I have not done a deal yet but I know it is just a matter of time. You should build up a contact list network to everyone you know and join a REIC pronto. I am currently working on these things and will not allow myself to be discouraged I am very motivated.

I would find the property and I thought with wholesaling you put the property under contract and then offer it to an end buyer?

Do you have any suggestions for a verification of funds letter or pre approval?
