Short history. I am 34 years old and live in York County PA. I have been reading and studying real estate for a number of years but just have not made the jump. I have a full time career in telecommunications so this would be part time. Mostly I am trying to get my wife on board with this. To give you an idea as to how long I have been reading about this ... a flipper was mortgage fraud when I started.

I am primarily interested in rehab work. I have done every type of construction work from digging foundations to roofing, so I have the knowledge base. I would like to do some rehab flips and then start keeping some as rentals.

I have been reading this site most of the day. You could probably spend 6 months in here reading every day. I appreciate the effort you have put into this site and I look forward to learning even more.

Hello Doc. WIth your skill set, you should be a superstar rehabber. Welcome here to biggerpockets. Have you been able to talk with your wife further? I think you should send her here to learn a bit more herself. Maybe once she feels a bit more comfortable she will be more encouraging.

Sometimes my spouse will be very supportive of what I do. Other times, she goes along "kicking and screaming". But overall, she does support me.

My wife's big fear in all of this is that it will completely come apart. We know someone who did this years ago. They jumped into real estate full bore and got over extended. Ended up in bankruptcy and a whole big mess.

I've shown her properties. I've shown her the numbers. I've got sales data. I've got tax data. I've got ROI spreadsheets. I've got friends who have been doing rehab successfully for a number of years. I think at this point I am just going to have to do one on my own to show her that it can be done.

The fear of failure can be devastating. I can see her point. Bankruptcy would be very bad. But, as you said, you have done your homework and are associated with successful people. Start slow, show her that it works and then she will support you fully. Good luck.

Rehab and sell a few them you will have the cash to buy and hold one. This is the best methind for building a nice portfolio and the monthly cash flow will be yours (minus taxes and insurance).

Once you bring in a few large checks, your wife will begin to see the light.

The biggest key is purchase price. If you buy a property cheap enough and with your knowledge of construction, it will be very hard for you to screw up. Just make sure to manage your debt.
