Greetings, 

Thanks for reaching out to me lending your thoughts on the matter. Yes, I have a great business relationship with them bringing them profitable deals and no they will not fund my deals. Since I want to start buying again, one of my investors offered me a JV partnership to bring him a DC or MD deal where the numbers work so that I can look over his shoulder as he rehabbed the deal as a hold or fix and flip. In other words after rehab he will retail sale of the property (where I as licensed realtor will sell it as a listing agent and make the commission). Also, he will help me design a credit ability kit where he will make the connections at the bank to pave the way for me to get funding for my own deals. At this point I am working to find a deal to complete, move forward with that plan. Although, there are lots of wholesale deals out there in DC, his hot spot but over priced for a good return on investment. Your thoughts please.

Greetings, Opportunistic Investors,

My name is Pearl, a licensed realtor in DC & MD for 20 + years working retail sales. I am connected with a couple of investors in my local market who have the financial means to buy, fix and flip and/or hold fast because of their 25 years of experience.  I help them find deals, however, I am looking to transition to the next level to wholesale, fix and flip myself.  I've bought so many courses over the years, studied and are on webinars at least a couple times a week. I find myself exhausted of not getting off the ground with my first deal.  I've done a few deals in the past using my own income and credit but that's not working in any more.  Like most, you have a dream to get started but getting it funded is the difficult part. I am looking for deals in DC & MD where I offer it to my investor for a finders fee, he buys it and I get to look over his shoulders step-by-step the process of completing my own.  Any ideas or help is welcome.
