New Investor looking in Des Moines and Iowa City markets

Hello! The name is Nathan and myself and a few close friends are looking to invest in buy and hold rental properties in the Des Moines and/or Iowa City area. Multifamily, large or small, would be the preferred niche, but as we're going off to college, looking for houses near our school and renting out to fellow students has been a viable and talked about idea as well.  My experience is mainly a fair amount of reading and podcasts, looking to build my knowledge of the basic methods and lingo in the real estate game. Any advice on connections or sharing of knowledge or experience is appreciated!

Welcome! I just purchased and currently renovating a duplex near drake university in Des Moines. There's quite a bit of development going on and there's a lot properties with plenty of potential. Good luck!
