Hello Everyone,

What an awesome sight this is! I am a newbie to BP and REI and I am looking to connect with local investors and wholesalers. I am looking to invest in Baltimore, PG county and/or, Frederick County and ideally I would like to house hack in Germantown, md where I currently live and buy my first property with a FHA loan ( I have a 720 credit score) and buy a few cash properties in Baltimore or PG county as buy and holds. Any advice that you guys can provide would be greatly appreciated. :)

Charles village is absolutely suitable for buy and hold. 

However as you go up in price the cash on cash return tends to drop. Higher purchase prices do not necessarily relate to much higher rent prices. Rents in poor areas areas are almost as high as in nice areas. 

I won't buy there because I cant get the kind of cash flow I want. However what is right for me is not necessarily right for you. You have to weigh risk/ reward and cash flow vs expected appreciation.
