I had to take time away from starting up in the investment world. I am back full force though and am trying to get all my documents back in order. Time to get the first house under contract!

Welcome back to BP!  This is a great site to learn and get your questions answered.  Since inventory is low and prices are higher take your time on getting started.  That is not to say that there is nothing out there that can not be justified or gotten.  Work on being a cash buyer so your chances are better.  Find/Hire a local and experienced Team that will help you when you call.  What are you thinking about doing?  Know your selected market and it's best locations.  Do not try to do everything you can.  Always have in your sales contract "and/or Assigns" to allow you to make a transfer or to wholesale.

Make an offer a day or 3 according to Brandon Turner.  It has a bunch to do with marketing to get selling and buying leads.  Are you planning on starting out with any cash?  Have written goals both large and small to review every day.  Design and make systems that will allow others to do what you do that is not income productive   and allows you to focus on what is productive for your company growth.  I just finished reading a guide that mentioned how and where to go to set up your company and a telephone number that is not personal.  He went to goDaddy and Google to get started.  I think the guys name was Cody Sperber. He also recommends finding a mentor to help you get going. He was from Connected Investors who you may have heard of.

I am 59 years old and I found BP about 11 months ago and I have not decided what I want to do.  I was born and raised in Dallas Texas and still live in Dallas County.  My wife is very conservative and I have started to get that computer programmer interested in real estate.  I have been in the construction business since I was 17.  I had a broker license for about 30 years but I never did that full time.  I have only done one investment deal for myself and I sold it.  Good luck to you!
