Fairly new investor from area around Austin, TX

I'm a relatively new investor in Round Rock, TX, just outside of Austin. We moved from our first house in Round Rock into a new one in Georgetown, and have been renting out our original home for 2 years now. The positive experience we've had building up equity, though not necessarily significant cash flow, has made me want to expand into additional rental properties; potentially a duplex or fourplex. I recently discovered Biggerpockets and am taking the free course and reading up on investing, since we somewhat casually began investing by just keeping the old house and having great luck with our renters. Looking to learn, meet interesting people, and establish an income outside of my day-today project management job!
