Purchasing U.S. Real Estate from Abroad

Hello, I am a U.S. citizen residing in Kampala, Uganda. I am interested in purchasing a duplex or triplex in the U.S. under a buy and hold strategy.  I am new to real estate investing and am seeking recommendations on how best to purchase U.S. real estate while living abroad.  The challenge I face is the limited ability I have to scout and investigate opportunities in person.  Any advice on how to get started or general tips for buying real estate remotely would be appreciated.

One issue I would look into is how to finance the purchase of property. Ive heard stories from those living abroad about having financing issues. @Chris M. or @Upen Patel are both mortgage lenders who may have some insite on the issue.
