@Jonathan T Harned and @Jorge Lopez, I've worked with Rob Brooks Realty and his property management team for over 10 years now with multiple properties and they've always done a great job. They now manage quite a lot of single-family homes in the area. I'd highly recommend checking them out if you're still looking.

@Josh Servo If you have a couple of years until you plan to convert to a rental, you can set up a saved search in Zillow that searches for homes coming on the market for rent (or sale) in your neighborhood of similar size, sqft, etc.  You'll get updates as homes come on the market and you can look back later to see how long it takes to go off the market and for what price. 

I used this exact technique on the home I'm currently in and about to convert to a rental in a couple of months. I'd never lived in my current market until 2018 but feel very comfortable picking a rent now that I've been watching similar homes for nearly two years.

If you change your mind on property management, I could also give you a recommendation of a PM company in Pensacola i've been very happy with since 2010.

Hi @Maureen Adams. I currently have a few rentals in the Pensacola area and have had a very positive experience in the area so far.  I worked with the team a Rob Brooks Realty and can highly recommend them if you're still looking for a local agent.  

I also know @William Allen is active in the Pensacola area, here on BP, and has experience with wholesale deals in the area.

@Henry Offiah I would agree with what @Account Closed recommended.  Indy is likely a much better market than anywhere near Annapolis for investing in the price range you are talking about.  I also live in the Annapolis area now but do most of my investing out of state near my hometown in northwest FL where the numbers are much better for buy & hold rentals.

Hey @Corey Muse, welcome to the area.  When I moved to Annapolis this past summer I worked with @Malcolm Lawson. He was able to help me find exactly what I was looking for; not a househack but a single-family that will make for a good rental down the road when I move out.  It's tough to find small multi-family homes in this area, so you might have a hard time finding what you think you want.

@Miguel Martinez, I'm currently working with Rob Brooks Realty out of Gulf Breeze to manage rentals I have in Pensacola and Milton while I'm living away from the area.  I've been working with them since 2010 and have received great service over the years.  I'd highly recommend his company for any property management needs in southern Escambia or Santa Rosa counties.

@Rob Hakes I'm currently investing with Holdfolio and their distributions are taxed as partnership income on a schedule K-1. If you're already filing Schedule E it's not too much additional work to figure out and add the partnership income. Each of their offerings is slightly different but a 10% CoC return has been my experience with the one I'm in. @Sterling White is pretty active on BP and could answer other questions you have.

John, I am in a similar situation, looking to diversify out of SFR in my local market and towards small investments in commercial real estate through crowdfunding but I am also not yet an accredited investor.

I've found a ton of great information browsing BP as well as a lot of good informational material on a site maintained by -- He provided this advice in another forum: "If you are nonaccredited, there are a lot fewer national choices: Richuncles, RealtyMogul and Fundrise. The best choice depends on each individual investors so I analyzed each of those 3 on about 10 or 11 comparison points. To view this analysis, Google "the real estate crowdfunding review nonaccredited options" and you'll see it."

I will also offer a personal recommendation for . He operates out of Gulf Breeze, but does management throughout the area and has managed two properties I own in Milton since 2010. Doug Bogan handles the property management side of the company and I have been impressed and had a very pleasant experience working with Doug and Rob for many years. I hope to continue working with them for many years to come.
