okay so my question is in analyzing weather or not this property would be a good start or not. I am not planning on buying this property I just want to get the know how. Would this be a good house to try the "house hack" method with. It is located in Brentwood Tn so it could easily rent half out for 1300$. So what do you think?

Few things to consider here:

1.Down payment amount

2. Taxes

3. Water/Sewage other home costs

4. HOA fees

Be sure to factor these into your cash flow analysis. 

Quick look and rough math,  I'd say you're gonna pay around 100-200 a month to live there but hey it beats 1300/month?
