Hello!

I recently found myself in a situation where owner financing is an option for me to get into my next deal. I am working with the owner now on a set of terms that works for the both of us. I am now frantically searching on the internet to learn what all is needed paperwork wise to structure an owner financing deal in Tennessee. I have read some online resources that say that it may be very hard to do in Tennessee so I now have come to the place with the best people to see if anyone has any advice for me to figure this out.

Hello! I am considering a new build near Nashville and wanted to reach out to the community to try to get in contact with someone more familiar with the process. 

I am planning on building for a house hack.

I have many questions and am not quite sure where to start. Thank you in advance!

@Luka Milicevic Man the Nashville Newbie market is lucky there is someone like you out here. Thank you for that advice, I'll keep that in mind

First: thank you for reading this. I’ve run into quite the problem. I got a house under contract with the intention to house hack it. It has 4 bedrooms now but I intend to finish an addition on the house and add more bedrooms. There’s only one problem: Davidson county (Tennessee) doesn’t allow for more than 3 unrelated persons in a single dwelling. Their codes language on “related” is pretty tight too. Trying to get it rezoned would get me to 6 bedrooms at best and even then won’t cover every bedroom I would like to rent. What should I do? Is there any way around this ? Is it a big deal?

Hello! I am gearing up for my first rehab. I got my offer accepted on a large single family home that I intend to rehab and then house hack. Its quite a large project and I am not all the way sure what I am doing. I've read Jay Scotts book on estimating costs and I am meeting with contractors to get everything figured out but I am reaching out to the Nashville community to see if there is anyone experienced with rehabbing that would be willing to connect through a call.
