New investor from Olympia, WA

Hi all, I'm Andrew. I'm completely new to real estate and have been learning a ton through BP. I've been listening to the podcast, attended the Olympia meetup a few weeks ago, attended the webinar this week on buying multi-family homes, and have been reading articles like crazy.

I work full-time as a software developer and my goal is to do real estate on the side. 

To start off, my wife and I are looking to buy a duplex in the Oly area and house hack for a while. We don't plan to stop there and want to make real estate a long term project.
