We really wanted to attend this month, but things have been crazy since we closed and we just got moved in about a week and a half ago. We're going to make it a priority to be there in September!

Thanks everyone for all the great advice! We signed papers today and it will close tomorrow. I'm going to give the tenant till the end of the month to be out. Hopefully everything goes well, but if not I'm sure it will be an excellent learning experience. As some of you said I'm anticipating the worst but I won't mind if I'm pleasantly surprised.

@Connor Smith I'm hoping this doesn't turn into the same sort of situation. Although I was originally thinking of giving him 60 days to be out and I may still do that. Unfortunately the ship has sailed for having the seller evict as we are scheduled to close Monday. I'll definitely keep that in mind for the future though.

@Andrew S. thanks for the reply. The lease actually states 10 days notice by either party.

@Mark Nelson, @Yvette M., This is the only information I've been able to find so far concerning WA laws: http://app.leg.wa.gov/RCW/default.aspx?cite=59.18....

To me it reads like only required amount of time is 20 days notice before the end of the period.

@Thomas S. I appreciate the input. I may just non-renew his lease but give him some extra time to move out. On one hand I feel like if we give him additional time he may take advantage of that and push it out. But that might happen anyway, so I'm starting to lean towards just giving him 20+ days (assuming we close Monday and I notify him to be out by the end of the month) to be out.

@Matthew Cole, There are other circumstances surrounding this tenant. He has 4 people living there instead of the original 2 on his lease. He has a dog that is doing damage to the yard and structure. Some of the maintenance that needs to happen on the unit would be very difficult with a tenant. Primarily the bathroom work as there is only one bathroom. I appreciate the potential value of having a tenant that will stay forever, but we would rather find someone else to fill that role.

Thanks @Jennifer A.. This tenant has been timely with his rent for the previous landlord so I can't use that factor to decide if cash for keys would motivate him or not. I would definitely prefer giving him the 20 days notice required in WA and have him out, but that also seems like a short amount of time to me.
