land lord stealing from lessee

My original land lord passed away from cancer at a young age. Her mother took over for her, now she has "lost" all the receipts and lease. She is not going to pay me back my deposit. Because there is no proof I paid it. She is known for doing these things the more I asked around. What are my options??
