22 year old In SoCal

Hello I'm a recent college grad with around 30k in capital looking to invest in my first buy and hold. I will have steady income with a job. I am interested in out of state deals such as arkansas or texas, but would prefer local in the southern California area. I am reading a lot and listening to podcasts daily, but still feel like I am a long ways away from purchasing my first investment. Any help would be awesome or resources, I am also open to working for free for good real estate mentorship in LA.
