Im constanly looking for the next opportunity. I am looking to invest in charlotte and the surrounding areas as well as Hampton roads Virginia (except Hampton, Suffolk areas)

Question, are you all finding it hard to find off market SFR's in Charlotte NC or Columbia SC? I have been looking for sources for quality leads for some time now with not much luck.

yeah i have been having a hard time finding good deals in charlotte. Several realtor friends of mine have said the market is really tight right. Which is good, meaning low inventory creates a high demand.

Jim very hard to find good quality deals. If you like the lower end market plenty of opportunity their. Just not my cup of tea. I have told a lot of folks it is cheaper to build then buy here in NC and SC.

Two of the markets folks are speaking about above. I have a total of 68 turn key rentals we are building in Columbia SC. Phase one is 36( just broke ground ), phase 2 will be 32 more. Think we have 10 going up in Gastonia ,NC.For Charlotte I am building 52 town homes ( may 28th breaking ground )  in Salisbury NC ( city killed us on time line to get things going ) 45 minutes from Charlotte.

Searching for land in all areas 60 miles around Charlotte NC.

Not bragging just showing folks very little inventory and cheaper to build then buy. I know a lot of folks are pushing low end deals here in this market, and Columbia SC. I just wont touch that type of asset personal choice.

thanks for the response Alex. Im looking at both flipping and holding. Was interested in building cause ive heard the same thing. Is it hard to do new construction? I have a partner in Durham tryin to do that exact thing.

    @Alex Franks, Just curious, where in Columbia are you building? In my past life I did the site work for quite a few developments in and around Columbia. Wouldn't mind connecting with you if you ever needed that.

    Also, what prices per foot are you building for? I've only priced tear down and rebuild a few times and passed because the numbers didn't, but I've been hearing $70/sf low end to $100 mid range. Where as on the rehab side $20 /sf seems reasonable, while still leaving around 20 - 25% profit margin.
