I would decide what strategy you want to pursue and focus in on that. Then put in a lot of offers. Sacramento is a very hot market right now so you'll have to put in the work and be very patient.

So it seems that finding private money will actually be easier and a lot cheaper for us rather than a standard mortgage. Are there any guides on BP about private money lending? I really have no idea at this point how to structure the deal, the tax implications, etc. Any advice on this would be great! Thanks to everyone that already responded.

Hello All,

My partners and I are to the point in our new business where we need to find funding. We would like to use a traditional mortage to invest here in the Sacramento  area. Does anyone have any suggestions for good lenders? Any advice helps. Thanks

I just went on you tube the first time I did this. Of course I was dealing with a family menber so that probably made it a little easier. The title company does most of the work. I suggest choosing a good title company and communicate with them what your plan is. Warning " the first title company I called told me that I wasn't able to write my own offers but thanks to BP I quickly learned that I could. The second company I called was very helpful and actually encouraged me to learn the process so I could save money In The future. But my short answer is youtube.

Our original plan was to refinance to consolidate all of our debt then start paying it off as fast as possible. After some research we decided it was better to relocate to a lower cost area and start over. I didn't have very high hopes for the numbers somehow working out but I was curious if there were any creative ideas out there. Seems like selling is the most logical option. I will be holding off until spring/summer to let the market warm up some. At this point if I walk away even I will still be happy since I did already pull the equity in this home. Thanks for all the advice.

Thanks for all the very quick responses. I will definitely look into the corporate housing and short term rentals in my area. The more I think about it now I think selling and starting fresh might be my best bet. Managing a short term rental from another state seems tough but not impossible so I won't completely rule it out. It feels like the Sacramento market is nearing the top again so maybe it's a blessing in disguise that I can't get necessary rent? Idk. My grandfather who was a very successful developer in the Bay Area once told me that one of the biggest mistakes he ever made was selling real estate from his portfolio so I guess Ive always held onto that advise.

Fellow BPers,

I am currently starting the process of relocating. With that I am at the point of either renting my current primary residence or selling it. I am located in West Sacramento Ca. which is currently a pretty hot market. I'll get right to the point: I purchased my house 2.5 years ago from a relative of mine for 275k (well under market value). Last year My wife and I decided it was in our best interest to be debt free minus our home so we pulled some of the equity and paid off all of our bills (College Loans) and put 5k or so back into our house. New loan amount is 340k. Our home is very nicely remodeled inside and out. A high end re-model, not rental quality. Actually considered to be the nicest house in the neighborhood by those that have seen it. This is where my problem is. I really don't want to sell this house because I want to get started with buy & hold but I can't make the numbers work at all. After running my numbers I would need $2650 a month in rent to cover everything and cash flow $100 a month. Market rents in my neighborhood for a home this size are around 1400-1800. Obviously way lower than what I need. Is it possible to get well above market rent if my home is better quality than others? I was told to try executive rentals or airbnb as a possibility but currently know nothing about these options so I'm a little hesitant. If I sell I know there is a profit to be made since my home appraised for 360k and most homes go above asking price in this market right now. We are planning on moving out of California so maybe the best option is just to sell and start over fresh? Any advice?

After lots of research over the last few months my wife and I have decided to move out of California and really focus on getting our real estate business started. We have decided on the Kansas City area because of the great market and we also have some good friends in Overland Park and really enjoy the area. I currently work for a sub-sea robotics company managing the engineering park where I facilitate all necessary testing on prototype components prior to production. While I do enjoy what I do I feel it is now time to go after my dreams of being a full time real estate investor. I am looking for an experienced investor in the buy and hold arena that would be willing to mentor me in exchange for my hard work in any aspect of the business. I don't have a ton of experience, only one live in flip, I have managed a handful of small construction projects at a previous employer, I managed the entire engineering park project at my current employer which included construction of an 11,000 sqft pad, a 3500 sqft facility with all necessary plumbing and electrical, I also personally designed an managed the installation of our custom chilled water delivery system that is required for certain tests. Besides this I have just studied real estate heavily for the last 2 years. (forums, blogs, podcasts, books, etc.) I would love to add value to your business in anyway I can if there is someone willing to take a shot on me. My strength is definitely in managing projects but I do have quite a bit of knowledge in actually doing home improvements as well. I owned and operated a junk removal company a few years back so I am definitely not scared of the dirty work. As a former US Marine I am dedicated to succeeding and refuse to give any less than 100% of myself at all times. This is one reason I've never enjoyed working a "JOB" I don't plan on moving until spring 2017 but I would love to start networking and hopefully be able to jump in as soon as we can.
