Hello all,

Newbie investor from Florida, looking to invest in Tampa bay area, single or multifamily. Mainly for rental income, planning to hold properties long term, greater than 5 years if good income producing properties. Not much experience in  house inspection. Hoping to learn which houses to stay away from, whether to buy block vs wood frame, if remedied sink hole homes make good buys or are they complete no, no s etc.

Hey Ally
Wood frame you are going to have to worry about dry rot and termites. You don't necessarily have to stay away just be mindful of. I personally stay away from sinkholes especially for buy and hold just because you could run into insurance issues and there is no telling if there could be further settling issues down the line. But someone else may tell you different. But on one of my properties there was settlement issues that was costly and then two years later the same thing happened again and just as costly. Find out who are good home inspectors in your area and do the walk though with them so you can learn as much information. Hopes this helps and best of luck.
