First of all thank you guys for your military service. We have the upmost respect and gratitude here at ProFast Property Management. 

My opinion is biased, property management companies can be big PITA. You could almost say that all SFH investors agree with that statement! Great management companies truly can help you more than they cost you. Just like relationships, you have to find the right one for you.

Yes I would love to earn your business! But more than anything, we want to be of value to you guys.

How is the job market for property management in Vancouver?

No worries! That was my first intent also, but saw an opportunity in management. 

As for management jobs, I'm not sure about availability but I have seen a few postings with larger firms here and there over the past 6 months. 

The Portland commute adds about 25-45mins to the drive from the Vancouver to Portland area from about 5:30a to 9:30a. I can shoot back and forth across town pretty easy after 10. Then there is the 'get my a$$ home' traffic of course, starting at about 2:30p until about 6:00p that usually adds about 30-60mins to my drive. 

Driving in itself is a great opportunity to listen to podcasts or audio books anyway!

 Our lease states that at a minimum tenants are required to carry tenant liability insurance. If they do not, we can begin the eviction process, but never has this been the case for $10! They'll either immediately renew with their provider or purchase liability insurance through us for $9.50/month.

We do require renters insurance, or tenant liability insurance through us at the minimum. Ranges between $10-25 a month really. We also require their policy number and expiration date. For previous renters, the exp date is usually sometime before their lease ends so we'll call around the time of the insurance expiration date and make sure they renewed their policy.

I agree^^ Does your lower tenant currently use the garage? For storage space? At least for here in Portland, you could get more than that for garage and driveway access.

Hey Jakeb! I live in Vancouver as well, love it here. I took the 90hour courses and passed the WA state brokers exam. You can absolutely complete the required courses for WA while living in CA, but like mentioned above you have 1 year after passing your exam to aquire your license. So if this is a 2- year plan for you, time it right! 

What purpose will you be using your license for? 

Anyways, warm welcome from us up here! We operate a clean rental management company here in Portland and are always glad to network with like-minded people. Vacancy rates are so low here right now you have to be on your toes if you're looking for anything other than an apartment! 

*The east side of vancouver, camas area, salmon creek are the more desireable areas. Even upwards towards ridgefield and parts of battleground if you dont mind being out of town a few more minutes. We're also about halfway through the build of a 500mil+ casino & hotel in LaCenter (about 15 mins north of vancouver on 1-5) that will be sure to help drag more development from vancouver north.
