Hey Jorge,  

     The answer to that question depends on a couple factors-  your price range, your tolerance for good/bad neighborhoods, what types of properties your looking for etc... my personal suggestion would be to look at multi family homes arounf Port Richmond, Germantown, Frankford, or Norristown pa, but again its hard to say not knowing what your ultimate goal is.  I'm a Real Estate Agent who works in  Philadelphia, and I also have my own investment properties.  Let me know if you have any questions or would like to connect.  

Philadelphia is a great market to invest in-  there are many opportunities to buy MFH's that cashflow very well, and have room for appreciation.  Like other people have said, it is a city of neighborhoods, but as long as you do your research it is not hard to find a good deal, at least in my experience.  I'm a real estate agent in Philadelphia, and have my own investment properties.  Let me know if you have any questions or would like to connect !

The Philadelphia market is great, there are a ton of great deals that cashfow very well if you know where to look.  For duplexes, I recommend looking around Frankford, Germantown, or Port Richmond.  If you don't mind dealing with mildly difficult tenants these areas offer a lot in terms of cashflow and possible apreciation.  

Like the others have said, YES.  It is a great market for rentals.  It is a city of neighborhoods, so you need to have a plan of attack.  But there is something for everybody in Philly.  I'm a local Real Estate Agent, feel free to reach out if you have any questions.

I’m not going to pretend to be an expert on the Manayunk market , but I will say two things. One , if you buy for cash flow, whether the market is good or bad you are making your money , and two, if you wait for the perfect moment to buy real estate, you will be waiting forever.

Hey Reynald.  In that price range, I would recommend looking into Germantown, Frankford, and Norristown.  You can find some really good deals in the 50k-100k range in those neighborhoods, especially looking at MFH's.  Like someone already mentioned, its going to be an uphill battle to find a good deal for 100k or less in Bucks County.  I'm a licensed Real Estate Agent and have my own investment properties, let me know if you have any questions !

I would highly recommend going through all of their podcasts (though it seems like you may already be on that), and read through all the articles and other resources on this site , it is literally a gold mine of real estate information. Other than that, keep pouring money into your debts, and then your savings , and before you know it you’ll be ready to buy your first place.
