Hi, everyone. After about 10 yrs of false starts, things seem to be moving forward for me here in Auburn. Spent too much time "learning" - not enough time doing and staying focused.

I've been working on purchasing straight options from out-of town owners. Recently contacted an out of town owner who needs to sell, purchased a straight option to buy from her, and now it's listed on Craigslist, Bigbrick, Biggerpockets & a local REIclub site. Delivered 200 flyers this morning to neighbors saying to "Choose Their New Neighbor" & offering $1000 at close of escrow if any of their friends buy it.

Contacted all the area property managers to see if any of their clients are looking for rentals. Should be getting my For Sale sign today for the yard. Had one retail buyer look at it since last Fri, and a couple of investors drive by.

I've been layed off for about 3 months, so I have very little funds for more marketing. Any low/no cost guerilla marketing methods I'm overlooking?
