New Investor interested in Reno and Sparks, NV

Hi All,

I'm a new investor from the Bay Area and interested in the Reno/ Sparks area due to the expected growth. I'm looking for a condo or house and I'm seeing 3/1 homes in Sparks starting at $180k and possible rent could be $1k only or 2/2 condos at $120k but includes $200 HOA costs. Does anybody have any suggestions on other areas or alternative strategies that would be closer to the 1% rule? I appreciate any input! Thank you!

Currently selling a townhouse in Carson City 3/2 with 2 car garage for $119,500. HOA is $195 p/month which includes water and sewer. Property can get $950 to $1,000 p/month in rent..
