John.. I appreciate your comments.  As you know I am a Fix-and-Flip person and I have experience the same thing.  People calling and saying that they want to Fix-and-Flip looking for advice and wanting to be mentored.  In fact I have had one person wanting to learn to Fix-and Flip and I invited him to one of our projects and strapped on him a tool belt and put him to work.  He went to lunch and never came back.

People if you want some of our time show some commitment.  I'm not a grue that charges for my experience but also do not waste my time looking for free advice.

be careful in  South Lake Tahoe.  They will only give out 1,400 permits for short term rentals and there are over 150 names on the waiting list. Just because you buy a property that was a short term rental the permit does not come with it, you will have to go onto the waiting list

Scott. Get a copy of the June 3rd Reno Gazzet Journal to get a better idea of the real estate values.  Very good front page article regarding the state of the locale real estate market.  

Remember you should be investing in cash flow not future appreciation. With the current gap between wages, cost of homes and inventory levels less then one month supply, you might be better off investing in your local market.

Invest with an investor that is local. One who knows where the best returns are possible on a fix and flip. I would stay away from rentals for the time being since it is hard to make the 1% rule ( I remember not so long ago where 2% was the rule)

Sam. I have been doing fix and flips from Reno south to Gardnerville for a number of years in addition to purchasing for our rental portfolio. As with the CA market you need to look hard and deep in order to find the right property. Currently we are looking for the dirtiest, nastiest, uguliest property on the market to transform them into sellable properties
