Welcome aboard Luke!  There is a ton of knowledge here. I don't think I have learned this much since college. You will find the information and the community super helpful!  I'm looking for three families as well in the Worcester area to start out!

I am wondering about lease options and seller financing. Just wondering if anyone had any pointers on making the deals work with those types.  Any tips would be great!

Hello everyone! I am just getting (re)started, as I have been on the site for a couple of years off and on.  Something just clicked lately and I just read the chapters on partnerships,lease options as well as seller financing in Brandon's "The Book on Investing in Real Estate with No (and low) money down."  Some great material for sure! I would really love to hear from people in the Worcester Massachusetts area who have used these methods successfully in their deals!  Anyone having success with these methods?  Any preferred methods you stick with that are tried and true for you? Any words of warning or caution?  Any words of encouragement?  Any insight in the Worcester market would be helpful!

Welcome Colby! I agree about the house hacking. It is how I wish I started. Being able to house hack at the beginning is the way to go because once you start living in aa SFR it is difficult with a family to go back to a ple where you could live in a duplex/triplex/fourplex. Based on some of the things I wish I had done differently, live in the multi family while your life circumstances lend themselves to the situation. Great way to get started!

Hello everyone.. I am looking at a 2 family this evening in Clinton, MA. It is a bank owned property, it has a number of upgrades in one of the unites at least. It looks like the foundation is good, new windows, new roof, fenced in back yard. I plan on doing owner occupied for my first rental unit.

What kinds of things should I be looking for? I believe I can get about $900 per side approximately. The price is $165K. There is no history on the property. What kinds of questions should I ask? What should i look at?
