Hello I am trying to determine the depreciation schedule for my new rental. The County website is saying my rental value is 70% land 30% building. I’m wondering is that the norm here in LA (suburbs) or should I get an appraisal done? What’s the usual land to building ratio? Thanks.

@Guy Olds I saw this group a while ago on meetup.com! I need to wait for my work schedule to come out and see if I can go next month. I work in a hospital so we sometimes work evening shifts. Thanks for telling me about it - I am excited to meet some local investors and exchange ideas.

@Rick Novotny I'm currently interested in buy and hold SFH's in Lee's Summit, Park Hill, and Blue Springs. I would like properties that are worth $100k+ after repair that generate rent of $1000+/mo. Looking forward to future opportunities with you.

@Rick Novotny We are pretty much at the same spot. Five months ago, I paid off my six-figure student loan. Now I'm saving all my income after expenses for a down payment. Which areas of Kansas City and what types of properties are you interested in? Flip or buy/hold?

Hi everyone, I am a new investor from the San Gabriel Valley area of Southern California. When I am not working at my full-time job, I have been reading real estate books, listening to podcasts, and reading the BP forums. 

I am open to investing locally or out of state. Currently, I am interested in 3/2 SFHs in above average school districts that cash flow, have built-in equity, and have appreciation potential. I've looked into SGV, Eastvale, and Riverside. I am also very interested in Kansas City, MO, specifically the Park Hill, Lee's Summit, and Blue Springs school districts. 

I have a good salary which allows me to save for a down payment relatively quickly, but I am getting stuck on finding good deals. I would appreciate any advice or networking/partnering opportunities.
