I'm Mar from Miami, FL. I'm new to this community and to real estate investing in general. I'm very excited about it and hope to make it a career. I've been reading lots of articles on here and have already learned a lot, and hope to learn more. I'm thinking my first move will be to get a duplex for both a place to live and cash flow.

Welcome to BP Mar!  As you know there are many ways to get started with investing.  I'd just say take action.  Start moving one foot in front of the other.
