Welcome to BiggerPockets, @Jusstin Johnson

I guess one of the first questions you have to ask yourself is what kind of investing do you want to do? Rentals and Fix and Flips are the most common. With financing already in place, you're ahead of the pack.

Do you have an investor-friendly agent? I would start looking for someone you can work with. Lots of them here on BP. Once you find an agent you feel comfortable with, have them set you up to receive auto-emails from the MLS for your target area. While you may not find many deals on the MLS, you will get an idea of what the market can bear, which will help you analyze your deals when you go to sell them.

Now you need to find a deal. Check out Episode 141 of the BiggerPockets Podcast with Chad Carson. He details 7 ways to find incredible real estate deals.

Another thing to do is educate yourself. Poke around the forums and see what other people have to say.

Conveniently, the next Webinar is titled How a Newbie Can Start Building Wealth Through Real Estate. The best part? 100% free! Check it out!
