How to find real estate properties

Hello I am new to real estate and plan on getting started as a real estate investor. I am having a hard time finding rental properties that are within my budget. I also am not sure how to determine the best budget for a home based on my income and possible future vacancy. What are some things that are unknown for most investors when they buy their first property and finance. All advice welcomed please and thank you.
