Pretty new to real estate investing and looking forward to learning all I can.

hi Darryl, one of the things that helped me the most when I started out is to drive neighborhoods and take notes. Pick a neighborhood that you think you might want to invest in and jot down things like which houses are vacant. Which houses are for sale and for how much. What has sold and for how much. Make note of the rental signs in yards and call to see how much the rent is. On what streets do the houses change from good to bad and make note of that on a map. Keep those notes going for a couple of years and you can truly see the trend of a neighborhood. Do the same thing with several neighborhoods and you build yourself a wealth of data. Eventually you won't have to do as much legwork as you learn to do more research online but it's a good way to get started
