#1 You don't need any cash!!!  XXXXX

Not true. To market effectively you will need some funds up front. even if its $300. Bandit signs will do the trick to get the calls coming in. They are not per-qualified leads therefore they may not be exactly what you are looking for. On the other side, anything that gets you in touch with potential seller at first is a good thing (practice).

#2 It's a Sellers Market ( or a buyer's market) XXXXX

It really doesn't matter as an investor. We buy below market value and sell at market value. Does that make sense to you all out there?? Buy low sell high. It's just relative to the market value.

#3 Study Study Study   XXXXXX

I was guilty of this at first too. I spent a lot on education at seminars, home study courses, webinars, ect. I did them all, and I'm not saying those things are wrong. The most important 1st step is to do some marketing and get some calls.

1st step BELIEVE THAT YOU A ARE SUCCESSFUL REAL ESTATE INVESTOR. Everyone that calls about your signs and meets you to show you deals, needs to believe that too!!

Say it with me now... I  AM  A  SUCCESSFUL REAL ESTATE INVESTOR !!!!!

p.s. How was my 1st post??
