I also have just received an e-mail from my local REIA. It was sad news, because he was a very knowledgeable and funny guy. His topics were sooo boring to me, but he made them interesting because he had a special sense of humor. He took an entire day of a seminar to have a "open conversation". It was an interesting day, he told many stories and gave many examples as to why the IRS are devils we will never rid ourselves of.

I am absolutely not a master of this subject. But with that being said, I have attended several courses and bought the late, great Al Aiello's systems. His reasoning was that you will have to pay out-of-state fees to do business in the state you are working in. Your main LLC should be based in the sate you are working in. You could have a 2% partner in you main LLC that is a Wyoming, New Mexico, or other protected state that would give you some tax benefits. But basically the way Al explained it to us laymen s was that when it comes down to it, if you have an issue, the governing state or county will be going after whoever is doing business in their state and will be going by their law, not those of where the llc is based.

I hope this helps. If it doesn't I will check back and quote my LLC handbook when I get back in town.

WoW, someone's double cafe coco latte wasn't warm enough this morning. How about telling me how you really feel :> . No thank you, I'll pass on the lie, cheat and steal category. 

Have you ever changed lanes without signaling?? If you'll break that law then do you MURDER AND ASSUALT??? lol get off your high horse. Those who are the best at what they do, always do whatever it takes. Don't take that to mean I will do anything illegal to close a deal. That just means I take calls all day, all night. I will stay up to answer all e-mails, drive across town all day to see house...WHATEVER IT TAKES

When I am wholesaling, I am extracting deals from people before they even go to the market. Some people call me just interested to know what I do. My goal is to convince them to sell, even if they have not considered it, or were going to wait awhile. That sale may not take place organically. Sometimes people need a little encouragement or letter to bring them to their senses. I am not purely a wholesaler though. I am a fix and flip investor who is sifting through the deals. If a deal is not what I am looking for (warzone) then I will wholesale it to others who are. I don't believe for a second that wholesalers are not a viable part of this investing wheel.

Wholesalers are notorious for inflating the ARV and downplaying the repair costs. That is just part of the game. Knowing that ARV is highly opinionated, I would suggest have an official or unofficial appraisal and ask the appraiser to give you an ARV. Again this is an opinion, but he/she has no skin in the game, and they price houses based on opinion for a living!

You should be using a CRM system. Customer relationship management software.
I have heard from some people that Zoho is a good one. I use Realeflow.com

I'm not sure what meet up is, but I just typed in network meetings in Jacksonville, FL and plenty of stuff came. Look into BNI they are the best but they only accept one person in each field of business.

As far as the card is concerned, you are not a realtor correct? Investors should not be using the same style cards as realtor. For goodness sakes, don't put your face on the card. No one cares what you look like. Tell them how you can solve thier problem. Tell them that you pay CASH and CLOSE FAST.  

This is my card...actually I just tweaked it a little and it will be done Monday... but this is what it was.

The back is good too but it wont load right now
