Newbie to REI

been very interested in REI since i was 22 just never had the guts to really do any resource , but in the last few years I've been reading every book and listen to Podcast on BP I have a full time job i work for the city , my FICO score is around 680 , I save about 45% of my checks which go into two credit union, I have no debt . My short term goal is to buy my 1st property(100k-180k)Next year around April a Muti -family which One of the units I'll b moving in so I can apply for FHA loan , Long term goal is to be financially free within 13 yrs so I can retire . My question to you guys/girls how much capital should I save up for my 1st property .
