Hello BP community! I'm currently listening to the podcast and somewhere around 65 episodes in, I decided I should heed Josh and Brandon's pleas for listeners to get active on the site. I live in Fairfax, VA, work in the heart of DC, and just bought my first REO rental property in Hagerstown, MD. I start rehab in a couple of weeks and hope to have it rented by late August.

I've listened to a lot of other podcasts, read a few books, and googled things like crazy. I've had the classic "Let me pick your brain" lunch with a couple of investors who own property. Now I'm ready to start acting on what I've learned. I want to start a direct mail campaign in the blue collar neighborhoods of DC and MD. These will be wholesale and flip properties, and the profits will be used to invest in long term rentals in the northern part of Maryland, and in northern Virginia if possible.
