New BP member from Phoenix, AZ., Some investor experience. How should I proceed?
Hello BP community!
I've been listening to the podcasts and reading the forums the last couple weeks and wanted to drop my name in the hat to introduce myself and make some connections and network.
I would call myself a novice investor, I have made 4 real estate purchasing deals lifetime for a little more than a million. The bulk of that being a property in Orange County, CA for $600k in 2011 that we renovated and sold a year later for a $180,000 profit. I used that money to move back to Phoenix and buy two condo's and start a seperate business in another industry, which is getting off the ground. We live in one of the condos and rent the other, it cash flows nicely and both properties have a equity.
Current situation: I am at a bit of Crossroads, I have about $60k cash on hand that I am looking to invest and leverage, whether it be property or another business endeavor, I am just really looking for another project/business i can grow and I really enjoy real estate. When bored I cruise neighborhoods just so I can know whats in there, I enjoy exterior and interior home design and real admire well done projects of all scales. Anyways, I am passively looking for deals but its obviously not as easy at it was a couple years ago, there is not much meat left on the bone at trustee sales, and I don't know how to find off-market deals. It appears more creativity is involved with what's in the market here in Phoenix currently, or I just don't know where to look.
I'll also add I've taken my real estate license course and have not taken the test to get the actual license yet. I can do that whenever if it's necessary. I've also considered getting my contractors license again to find ways to profit doing construction projects.
I'd love to strike up some conversations with people and network in hopes of making some moves soon. Thanks and glad to be a part of BP!! I am sure I will some more experiences to share with the community before too long.
