Going My Way??

24yo Navy Vet who is in a unique situation. I've been reading some books by Robert Allen and one by Peter Conti & David Finkel. I'm very interested in Flipping, or even working some Lease Options. I'm very motivated and knowledgeable in certain areas. Personally i think that i'm a hell of a negotiator and have a niche for finding motivated sellers. I'm in the Tide Water area of Virginia, with all the Millitary and stuff like that. The market is red hot. Here's the situation. Due to neglect on my part, i have no license at the moment. So i have to depend on everyone from the guys in the Labor Ready line, to the neighbor in the condo next to me. Key point, i have been setting up appointments like cake work and scheduling rides. The rides never show up and i'm out a couple of grand because i can't come up with gas for a ride NOW. Anyone have tips on conducting business strictly online or by phone and would they even advise this. I'm open to any and all adivice.
Ps. Anyone heard of the authors and their ideas?
